UnityPoint buys 40 acres, expanding to northern Bettendorf

UnityPoint Health – Trinity has purchased about 40 acres of land in the rapidly growing business area of northeast Bettendorf often called The Plex.

UnityPoint Health – Trinity has purchased about 40 acres of land in the rapidly growing business area of northeast Bettendorf often called The Plex.

Health care officials have not released specific plans for the use of the land, but said the purchase “opens doors” for the possible construction of a new care facility in the area around the TBK Bank Sports Complex.

“This acquisition aligns with our commitment to support the Bettendorf community, which dates back more than 20 years to when UnityPoint Health – Trinity opened Bettendorf’s first and only full-service hospital,” said Trinity Regional Health System Board President Dana Wilkinson.

Development and service planning is underway as UnityPoint Health evaluates the needs of the growing community to ensure the best use of health care resources in alignment with the needs and input of the local community.

UnityPoint Health is taking a thoughtful approach to fully understand the community’s access and service needs before announcing specific development plans, according to a news release from Monday, April 28.

“Today’s announcement is not just a milestone; it’s a game-changer. This acquisition opens doors to new opportunities and positions us to respond to market demands and emerging trends,” said UnityPoint Health – Trinity Quad Cities Market President Shawn Morrow.

Mr. Morrow added: “We know the community is eager to learn about our plans, and we’re just as excited about the future. Right now, we’re focused on doing our due diligence to ensure we choose the best, most cost-effective models for delivering high-quality care and an outstanding experience.”

Building brighter future

City of Bettendorf officials agree that continuing to build and support a vibrant, healthy community is key for the Quad Cities.

“As our city continues to grow, so do the needs of our residents. This investment in health and  wellness strengthens our community, promotes well-being and supports a brighter future for all,”  said Bettendorf Mayor Bob Gallagher.

Last year, the Genesis Health System announced plans to build a hospital in northern Bettendorf.

The proposed site is located just south of the TBK Bank Sport Complex. Genesis submitted a request to rezone 51 acres of land from A-1 Agricultural/Urban Reserve District to an Urban High-Intensity District for the hospital complex. 

If the project goes as planned, the multi-million-dollar hospital facility will be completed in 2026. The plan submitted by Genesis includes a hospital, health care center, medical office building, medical facility, off-street parking and commercial retail space.

The planned facilities presented to the Bettendorf City Council include:

  • 52,000 square feet for medical/healthcare services.
  • 98,000 square feet for medical offices.
  • 187,000 square feet for a hospital.
  • 55,500 square feet for commercial retail/restaurant.
  • 300,000 square feet for a parking garage.

The business district in northern Bettendorf has been rapidly growing in the past few years. A new $17 million SpringHill Suites by Marriott opened this spring.

Some of the other projects in that northern Bettendorf business district include: ORA Orthopedics is building a new $50 million, state-of-the-art clinic and outpatient surgery center in the area; the new Bettendorf Family Dental has opened; a new 288-unit apartment home complex known as Authentix Bettendorf is in the works; a new indoor sports facility is now open; a Jersey Mike’s Subs sandwich shop opened a year ago; and the Iron Tee Golf entertainment facility opened for business last spring.
