If all goes according to schedule, work on the two-building project will begin next spring and be completed 14 to 16 months later, according to real estate professional Pete Stopulos, who was representing project owner, 227 LeClaire LLC, during a Design Review Board meeting at Davenport City Hall on Monday evening, Sept. 23.The board on Monday approved requests for a design review on the two buildings. One of the buildings will be a TownePlace Suites by Marriott Hotel. The other will be a four-story building that will include office space, a restaurant and retail shops.A final design on the two projects is expected to be presented to city officials later this year.Davenport city staff members called Monday’s brief meeting one of the first steps in the building process with members of the review board getting to look at initial plans and ask questions on the project.Much of the information on the project was presented by Andrew Dasso, owner and principal architect at Streamline Architects, East Moline. (Mr. Dasso appeared at Monday’s meeting via Zoom because he was out of town.)He said the look of the two buildings will be beautiful and offer a unique architectural style to the downtown area. “They are going to be modern, hopefully an award-winning design. … We really want to design a building to maximize the views,” he added.Mr. Dasso also said the location of the two buildings will be attractive to visitors and business clients because of the nearby recreational path and River Heritage Park, 615 E. River Drive, which is the Davenport docking spot for riverboats.Mr. Stopulos told the board the two buildings will be “spectacular” and create a “gateway to downtown” Davenport.Here’s a look at some of the planned features of the two-building project:
TownPlace Suites by Marriott Hotel
89 rooms and support facilities.
Indoor pool and fitness center.
Rooftop amenity space for guests. (During the meeting, Mr. Stopulos told the board that rooftop space is being created to help give guests a unique experience and great views. Also, creating that space will reduce the number of available hotel rooms.)
Mixed-use building
Four floors.
Retail and restaurant space will be on the first floor. Design Review Board member Gale Hoff asked Mr. Stopulos if the project owners have a restaurant in mind for the building. “We sure do. That’s all I will say for now,” he added.
During Monday’s meeting, Mr. Stopulos told the board members that the buildings would be raised to protect the first floors against floodwaters.
Office space on second and third floors.
Event Center on the fourth floor.
There will be plenty of parking for guests and clients in the two buildings, said Mr. Stopulos.
Plans for a new TownPlace Suites by Marriott Hotel at 227 LeClaire St. were first presented to the city about two years ago. (The project was presented at a Davenport Zoning Board of Adjustment meeting on Feb. 10, 2022.)On Monday, Mr. Stopulos said the project didn’t move forward two years ago because “it never felt right” and updates were needed to the design. “We have all the pieces together now.” After the meeting, Mr. Stopulos told the QCBJ that the two-building project will help the community by bringing needed office space and more hotel rooms to the area.“This is going to fill a void in Davenport. … It’s going to help a troubled site,” he added.
