A new bar with a golf simulator is expected to open in a few months in a currently vacant building at 1740 State St., Bettendorf. It will be called State 18.The new business could be open by the end of the year. It has been in the planning stages for more than a year.In addition to the golf simulator area, plans are to build an addition to the current building, add an outdoor patio and hire four to six employees, according to Jason Sturtevant, the business owner, and also owner of Bettendorf Kitchen & Bath.“I’ve made a ton of friends golfing over the years. … This is going to be a good fit for the community,” said Mr. Sturtevant, adding that some of the renovation work has already started on the building.The State 18 project is expected to be about a $450,000 investment for Mr. Sturtevant.“I’m going to be doing a lot of the work on this myself. … There’s a lot of moving parts in this project,” Mr. Sturtevant told the QCBJ on Tuesday.Some of them came together Tuesday, Aug. 6. The Bettendorf City Council approved a resolution for a site development and change of use for the State Street location. The council approved the project as part of a consent agenda item along with about 20 items without comment from the council or public.Jeff Reiter, assistant city administrator, said after Tuesday’s meeting the approval means Mr. Sturtevant can continue “rolling forward” with his work to turn the downtown building into a bar with a golf simulator.
Site had other uses
The building at the corner of State and 18th streets is near the Trattoria Tiramisu restaurant. “This site has had numerous uses over several decades, with a home improvement contractor’s office being the last tenant,” according to information provided to the Bettendorf City Council.Here are some details about the project from the resolution and council packet:
A 512-square-foot addition is planned to the existing building.
Hours of operation will be Monday through Friday from 2 p.m. to 2 a.m.; weekends from 11 a.m. to 2 a.m.
Parking at the front of the building is limited to employees to avoid frequent backing on to State Street. The main point of entry is from 18th Street to access parking. That's located at the north property line. There will be 13 parking spaces on the site.
The Board of Adjustment approved a special use permit for a bar and outdoor service area on June 13. The Planning and Zoning Commission recommended approval of the site development plan on June 19.
