With rising demand for guest rooms to house East Moline’s busy Bend XPO Center and Mecum Auction visitors, a new $5.6 million, 10,700-square-foot My Place Hotel soon will rise up at the city’s Mississippi riverfront development.
The new My Place Hotel is currently under construction at 940 Mississippi Parkway directly south of the existing XPO Center, East Moline Director of Engineering Tim Kammler told the QCBJ. It will be accessed off of Third Street and Mississippi Parkway.
A new passageway also will connect the hotel directly to the XPO Center “so people won't have to go outside” to move from the hotel to the exhibition hall, Mr. Kammler said.
Like nearly everything in The Bend, the hotel is being developed, Mr. Kammler said, by East Moline Glass President Larry Anderson and his fellow investors in CTL Property Management. For example, the group also was behind the Hyatt Place Hotel and Hyatt House, the XPO Center and the nearby Rust Belt venue.
Mr. Anderson did not respond to the QCBJ’s request for comment about the new hotel. But Mr. Kammler said the project is needed to serve the growing Bend development and especially the XPO Center and Mecum auction-going crowds.
“We're just thankful to have the XPO Center, it’s just a wonderful venue,” he added. “That whole area is starting to definitely be a destination.”
The City of East Moline also is seeking to grow The Bend’s influence by launching a new development plan that will connect the city’s downtown proper and city center to the popular growing Bend development via a $24 million federal grant announced in August.
The Bend is located on 132 acres once occupied by the shuttered Case IH combine plant. The re-development includes apartments, retail stores, QC Mart Gas Station, the Rust Belt concert venue, Murphy Park and Band Shell, restaurants, Midwest Ale Works and more.
Also coming soon is the strip mall under construction at The Bend’s entrance. There is no word yet on who will occupy the new retail space, officials said. Also coming soon, according to signage there, is the new home of Streamline Architects, owned by Andrew Dasso.
In addition to city leaders, Tim Knanishu, executive vice president of REDEEM, also is celebrating the My Place project, the existing Bend developments and the upcoming strip mall.
“The (Hyatt) hotel’s done well and the restaurants have done well and the apartments are full,” the Revitalize and Develop East Moline (REDEEM) leader said. And the XPO center also is “doing really well” so the addition of the hotel space “is something that I think that Mecum wanted.”
Construction on the new three-story hotel project already is underway. The foundation is in place and the walls are being formed, Mr. Kammler said. A construction trailer on the site also bears a My Place hotel logo and the words “coming soon.” How soon is not yet certain.
“I don't know that we know when the completion date is,” Mr. Kammler told the QCBJ. “It depends on what exactly they get done over the colder months here.”
Like nearly all projects – large or small – supply chain issues and higher costs also are likely to be a factor in the project’s development, he said.
Once completed, the new East Moline My Place will be the brand’s second hotel to open in the Quad Cities. The My Place Hotel in Davenport was built in 2018 and is owned by a different franchise holder and developer, the Ames, Iowa-based Eller Enterprises.
The My Place Hotels of America chain was founded some 40 years ago by a hotelier with experience in economy lodging, the company’s website said. My Place co-founder and current Chairman Ron Rivett originally co-founded Super 8 Motels Inc. in Aberdeen, South Dakota, in 1974 with longtime friend Dennis Brown. After selling the Super 8 Motel system in 1993, according to the My Place website, Mr. Rivett remained in the hotel business developing, building and operating Super 8 Motels and other branded properties as a franchisee until 2011.
Once the recession hit, Ron Rivett decided “the original Super 8 philosophy of a ‘clean, comfortable room for a few bucks less than the guy next door’ was more relevant than ever.”
He also recognized that due to the more modern needs of individuals, families, workers and business travelers, My Place Hotels would be well-suited to both short and long-term stays, the company said.
Since launching in Dickinson, North Dakota, in February 2012, My Place Hotels of America's vision has been “offering modern amenities at an affordable price.”
